We Guide – We Test – You Pass with Ease!
Airtix provides professional air tightness testing and consultancy across the Northwest and surrounding areas, helping builders, developers, and architects achieve compliance and energy efficiency. Our in-house team is here to support you every step of the way.
What is Air Tightness Testing?
Air tightness testing—also known as air leakage, air infiltration, or air permeability testing—measures the volume of air escaping from a building per hour per square meter of its external envelope (m³/hr.m²). This test is a legal requirement under Part L of the Building Regulations to ensure buildings meet energy efficiency standards.
Why is Air Tightness Important?
Air leakage occurs through gaps, cracks, and weak points in the building fabric, leading to:
- Increased heat loss and energy waste.
- Higher heating costs and excessive CO₂ emissions.
- Discomfort from drafts and temperature fluctuations.
To minimize these issues, Part L of the Building Regulations requires air tightness testing for a sample of all new-build domestic dwellings.
Our Air Tightness Testing Process
At Airtix, we conduct all tests in accordance with ATTMA TSL1 (domestic) and TSL2 (commercial) standards. Our fully trained and ATTMA-registered engineers ensure accurate, reliable results, helping you achieve compliance with ease.
Before testing, we ensure the building is properly prepared by sealing all service penetrations, checking that windows, doors, and vents are installed and closed, and confirming that plumbing and electrical work is complete. A blower door system is then set up to pressurise or depressurise the building, allowing us to measure air leakage and identify problem areas using smoke tests and thermal imaging.
The test is conducted at 50 Pascals (Pa) to determine air permeability and compliance with Part L regulations. If excessive leakage is detected, we provide a detailed report highlighting problem areas and offer guidance on sealing gaps before a same-day retest, where possible.
Once the test is complete, you’ll receive instant on-site results, and an official certificate will be issued within 24 hours.
A Crucial Step in New Builds
Air tightness testing is a mandatory step in nearly all new-build projects and is essential for obtaining building control sign-off. With over five years of experience, Airtix has built a strong reputation for expert air testing and consultancy, supporting:
- Large development companies.
- Property owners.
- Self-builders.
We provide a smooth, hassle-free process tailored to your specific needs.
How & When is the Test Conducted?
Testing is typically performed after the second fix, once all major works are complete. Before the test, the following must be in place:
- All service penetrations sealed.
- Trickle vents installed.
- Loft access hatch fitted.
- Plumbing completed, with water in traps.
- Seals on all external doors.
- Electrical outlets installed.
The Impact of Poor Air Tightness
Ignoring air leakage can lead to serious issues, including:
- Dampness & mold growth – Resulting from uncontrolled airflow and condensation.
- Excessive heat loss – Making it harder to maintain indoor temperatures.
- Higher energy bills – Due to inefficiency in heating and cooling.
- Uncomfortable living conditions – With noticeable drafts and inconsistent temperatures.
For landlords and property developers, poor air tightness can reduce the marketability and value of a property, impacting sales and rentals.
